Types of homes

The development project is replacing and adding to Porirua existing Kāinga Ora (previously Housing New Zealand) homes. Many of these existing homes were built five or more decades ago and are now old, hard to heat and damp. The new homes are warm, dry, healthy and designed for modern living.

Public housing

Te Rā Nui, Eastern Porirua Development is replacing and adding to Porirua’s existing state homes. Many of these existing homes were built between 1950s – 1970s and are less able to keep the cold and damp out. The new homes are warm, dry, healthy and designed for modern living.

 

Retrofits

Alongside upgrading and creating new state homes, Retrofit is another way Kāinga Ora can improve our older homes.

The objective of retrofitting is to bring the homes up to, or above new build standards and add another 50 years of life to the property.

The improvements to make homes warmer, drier and healthier, include full insulation of the homes (walls, ceiling and floor), double glazing, improved airtightness, ventilation, and new heating.

Work varies for each home, and we may also upgrade bathrooms and kitchens, convert homes to a more open plan living layout, and make the home more accessible.

Retrofitting a home takes around four to five months. This includes construction, and time for tenants to relocate to temporary accommodation.

We have identified around 150 home to be retrofitted, with many completed and more underway.

Affordable housing

Homes in more affordable price ranges are a priority within Te Rā Nui, Eastern Porirua Development. There will be a number of options for ordinary Kiwi homebuyers, including those looking for their first home. Kāinga Ora is also exploring opportunities to work with local Iwi and community housing providers.

Market housing

Providing a variety of types of new homes is vital to addressing housing needs, and those of the Porirua community. Market homes are being built within neighbourhoods that also include community housing and KiwiBuild homes to create vibrant and diverse communities. Bringing a greater supply of homes to the general market will help ease the pressure on pricing.

What are the homes like?

New homes in Te Rā Nui, Eastern Porirua Development range from one to five bedrooms to suit all sizes of households. New Zealand has an ageing population and a growing number of one and two-people households, so a number of smaller homes are being built to accommodate everyone.

Apartment

Apartments provide low maintenance living for small households. Research has shown that smaller, low-rise apartment buildings like the ones being designed for Oranga can facilitate a sense of community. Some of the apartments will be ‘walk-ups’, i.e. on level two or three of an apartment building and you walk up some stairs to reach them.

Terrace

Terraced homes are joined with their neighbour on one or both sides to form a row. They are popular because they use land more efficiently and so are more affordable than standalone homes.

Standalone

Standalone homes are detached from their neighbours. These types of homes don’t use land as efficiently as apartments or terraced housing so there will be less of them built as part of the Oranga Development.

Duplex

Duplex homes are two family homes connected by a shared wall. Like terrace homes, they are popular because they use land more efficiently and so are more affordable than standalone homes.
